Arguably the most well-known title in Nigeria, the Certificate of Occupancy is issued by the state government and grants the right to legally occupy and use land for up to 99 years.

2. Gazette

When a community’s ancestral land is officially excised by the government, it is documented in a government record known as a Gazette.

3. Governor’s Consent

If you’re buying land that already has a C of O or Gazette, you’ll need a Governor’s Consent. It’s a legal confirmation from the governor that ownership has legally transferred to the new buyer.

4. Deed of Assignment

This is the legal document that transfers land ownership between two parties, often family members. It serves as a permanent record of the transaction.

✅ Must be registered at the Land Registry
✅ Includes details of transfer, land description, and boundaries

5. Freehold

Freehold land is not subject to government time restrictions. Owners have absolute ownership and can pass land across generations without legal interruptions.
